Is this in breach of the tenant contract?

Our house purchase fell through last minute so in order to achieve the sale of our property, we have decided to rent.

On the day we collected the keys and signed the contracts, paid the rent, deposits, etc we noticed:

No keys to the french doors, so not exit from dining room. This to my mind is a fire hazard.

One smoke alarm fitted but not operative. Two stored on the floor in cupboards, obviously, not fitted.

Wardrobe door completely broken.

Double glazed window shedding 'crap' all over window sill as badly fitted.

Fridge freezer (part of the contract was white goods included) - salad drawers and freezer drawers held together by masking tape.

Garden was supposed to have been done but wasn't.

The agent dealing with the rental said we had to sign the contract there and then, but we did point out some of the above. The landlord is being very tardy putting the above right.

Where do we stand? I really, really do not want a crusade on my hands, as you can imagine, I am completely stressed out with the original purchase falling through and the whole house buying/selling mess. Any thoughts please?

did u not look around b4 u rented it and point those things out?

No breach as far as i am aware

not a lot you can do. for dangerous stuff you can call out environmental health, but they take weeks and then they serve an order on the landlord, who may still be tardy in complying.

Make sure that these things are listed on any inventory you have to signs to ensure you don't get stitched up when you leave.

Yes, we did look around before signing, but we have not viewed the inventory - still. This has been done by the agent and was to be posted to us, but has not yet arrived. Basically, if we had not signed the contract, our deposit of £800 would have been lost and the landlord could have rented it to someone else, according to the agent.

the inventory will probably be ok, but just in case, I'd take a few photos and invite someone else round. that way if it does get disputed you'll have evidence. we did that once and did win out deposit back in the small claims court.
