Really hoping a friendly accountant or landlord can help.
Last year I rented out a room in my house for £6000 rent including bills.
The total cost of bills for the property for the year was £3121.55 and the cost of maintenance was £1164.04.
If I don't use the rent-a-room scheme (£4250 tax free then tax on the rest of the rent) does anyone know what proportion of the cost of bills and maintenance can be offset against the rental income for tax purposes please?
Any guidance very gratefully received.
