selling a piece of garden

If you have a piece of land that is not really part of your house but you own it and a neighbour wants to buy it who values it?Is it an estate agent?And also is it a good idea?The piece of garden is a good size but hassle to maintain and is closer to another property than ours and they could easily use it as a garden whilst we couldn't

I wouldn't sell it. If you ever plan on selling your house, it could be very attractive to another buyer with the extra bit of land.

Could you rent it - as garden, caravan storage, horse paddock?

It is not big enough for anything like that!It is a piece of garden area that is adjacent to another property and so we maintain it but it is of no use to us as we already have a roof terrace a biggish garden and a balcony.It could be nice if we could be bothered but I think we would like the money tbh and also to get rid of it.It is only the size of a small city garden so couldn't accomodate a horse.Don't think it would affecr resale as when we bought this place we didn't even realise it was ours until we signed the final papers!Even teh agent was surprised

A friend of mine bought a bit of her neighbours garden, and they came to an agreement without anyone else, then had legal papers drawn up.
Could you ask them to make an offer, then haggle. At the end of the day it's worth what someone else is willing to pay, and from what you say no one else is likely to want it.

A surveyor should be able to tell you - but expect to pay them. Also, if you've got a mortgage, you'll have to get permission from your mortgage lender and get a solicitor to split the title deeds to your property so that there's a separate deed for the plot of land.

But if you're not using it, it'd be a bit of a hassle, but you'd get the money!

we sold some land, about 2 m x 8 m for £2K + a new shed a few years ago. Was no use to us, but obviously of use to buyer! Estate agents office should sort you out a valuation. Get buyer to pay all the fees too.
