Accepted an offer on my flat (yippee!!) but need some help please

So pleased,accepted an offer from a cash buyer. We need to get a mortgage in place ideally from a broker as there are some not run of the mill circumstances. I had heard John Charcoal were good but they charge £650 to find a deal. Is that normal?
Also been quoted for conveyancing for selling £950,dh says that's normal. Is it?
The 20% government help to move thing,has anyone done this?
Sorry for all the questions but would really appreciate some advice.

good news on your hopeful sale!

the 20% is only if you buy a new-build. (don't see how that helps the housing market or anyone except those who seek to cover the country in tiny houses, but there you go...)

for conveyancing - work on about 0.1% of the sale price. Don't go too low though. Try reallymoving.com for quotes.

Get selling and buying conveyancing done at the same time...pretty sure it will be cheaper that way.

Try other mortgage brokers....I put in my details into a comparison type site and brokers phoned me back. I took their advice then did it myself! Even if I had gone with them it wouldn't have cost too much as they take commission rather than paying a fee. They even found me the right mortgage and sent me all the keynotes docs.

Can remember the site, but it was one found via google.

Thanks for that. Sorted the conveyancing & got a different broker. Fingers crossed we have no probs getting the mortgage.
Dh has great credit history. He earns less. I had to take mortgage with northern rock years ago as they were the best for lower credit scores,I've never missed a payment in 9 years (although taken breaks) & got a credit builder card a year ago which is cleared every month. I earn more. We are going for help to move option as we only need 5% & got a good deal on fixtures etc from the new home.
Does anyone have any idea how hard these mortgages will be for us to obtain?
The broker is sending over the forms etc but I'm now panicking.

You need to factor in that they help to buy is only a loan and repayments start in 5 years.

Yes,taken that into account. The repayments he gave as a ballpark figure were completely doable.
