buying a house to run as a B & B - anyone got experience?

just wondered if there were any B & Bing mumsnetters out there, or mortgage clever bods....if I were to buy a house specifically to run as a B & B, would mortgage companies offer me enough to actually buy the place? For a B & B we would need a bigger house than our salaries could buy - but obviously it would be providing an income...anyone know how it works??

have you contacted your local business link? they do short courses in start ups and will help you with a business plan which is what you need if you want to borrow money to set up. I haven't had any expereince with b&b but it is a business too.

How many rooms would you be looking to let out? You would need to make sure that any house that you think of buying would be suitable as a B&B - there are so many regulations! You would need all fire alarms/extinguishers, emergency lighting, electric checks, licenses if you wished to sell alcohol/play music. Extra costs include insurance, business rates (as well as domestic).
It would definately be easier to take over an existing business (fancy one in Blackpool? Grin Wink)
