Homeowner or not?

If you live in a house, but DP or DH or same sex partner etc. has the mortgage in their name alone, works and pays the mortgage either in full or part, then do you count as a "homeowner"?

When I was in that situation, married but mortgage was in DH's name alone, and he paid it directly (I did not contribute)I used to answer "yes".

Not sure if you are not married.

If married, then it's a joint asset & belongs to you both, I think.

How is it registered with the land registry ? Think you'd need to be named on it to be the actual homeowner.

Whoever is named on the deeds at the Land Registry is officially the homeowner. If you are married to the person named, then you have an interest in the property (as does any mortgagee) but you are not the owner.

However, if you are filling in a form where they are asking the question to get an idea of your circumstances, then I'd probably put homeowner as it distinguishes you from someone who pays rent.

Reason I asked was, I used to have a house in my name only when I met DP. He moved in and we both paid the mortgage. When I became a SAHM, he carried on working and paid all the mortgage. We have since sold it and rent. If we buy another house, as I'm not working, I probably wouldn't be able to go on the mortgage, so DP would qualify for a first time buyer mortgage. However, I would want to be on the deeds as "joint tenant" (or whatever you put) as because we aren't married, if anything happened to DP, then me and kids would have the right to stay there, although I'd have to get a job and have mortgage transferred to me (which might not happen as I would probably be only p/t and on min. wage - scary thought - could still be homeless..)
If I worked p/t or we had a joint mortgage based on my income from child benefit or tax credits (if they counted that as income), then I think he wouldn't be treated as a FTB, as I've already had a ftb mortgage.

Our mortgage is in my dp's name and he pays it However i paid money in cash towards the house so we got a trust deed drawn up which states I own 78 per cent of the house or something our solicitor made us do that as he said you can't guaruntee what will happen in the future.

You won't be able to go on the deeds as a joint tenant unless you are also named on the mortgage. The lender wouldn't allow it.

You might be able to go for a FTB mortgage as your dp hasn't had one before and you don't have anything to sell. Depends on the lender. Try it and see.

As you are currently in rented ie no chain I think you could get ftb terms anyway. You can still both be on the mortgage even if it is financially only based on one salary and/or the property can be registered to you both (think it must be at least registered to anyone named on the mortgage).
