House deeds- any legal types can you help!!!!!!!!

I ave been having real hassle as a house I am trying to buy has a room in the loft which the surveyor assumed was a conversion ansd as he didn't see any planning or building regs he discounted it from the valuation.Now that the search is back there is no planning on there either BUT the deeds clearly count this as a proper room and I am wondering if it might always have been there from when the house was built.It was def there when the current owner bought it and his building society and solicitors took it as a bedroom and never disputed it.It is a victorian terrace quite old and does look like it has always been there as it is full of period features and doesn't look like a normal conversion.What I really am asking is are the deeds the definitive in the house?

Not sure what you are worried about, are you worried that it may not have permission?

I am concerned because we originally asked to see the PP and building regs for the room as our building society didn't count it when they valued it and asked to see these to amend valuation.The vendors solicitor doesn't have these either and the room was there when he bought it years ago(1997)Now it appears the deeds call it a 2 bed not a 1 bed plus loft which our BS called it when they valued it.It is huge and really well finished but is it legal?

Just read your post again.
If I were you I would speak to the Surveyor and explain that the room is detailed in the deeds so would not need planning permission and ask why did he not include it in the valuation.

From what you have said it sounds like it is legal to me.

Thanks jmg.The surveyor said he would happily include it if he saw paperwork so i am just hoping the deeds are enough.If it had been done recently it def wouldn't conform to building regs as the doors on the floor below aern't fire doors etc but it has been there at least 20 yrs so lets hope its ok
