Does anyone have any advice on where to go for a morgage when your self employed? Been refused twice today!

you now need 3 years hmrc agreed accounts - do a search online

Can you evidence the last 3 years income with formal accounts? If so you should have no problems simply due to being self employed, either there is another issue, or you aren't passing their affordability criteria.

I'd recommend getting hold of an independent mortgage advisor. They can sort through the lenders, provide you with a few realistic options and tell you what evidence of earnings you need. If you keep being turned down I don't think that helps your credit score.

Most lenders will take you through exactly what income you need to prove with either 3 years copies of tax returns or 3 years of accounts prepared by an accountant. Just been through it with the co-op and they took me through all the figures before I actually submitted an application I then had to back up the application to with bank statements to show that I did take drawings from the business.
The affordability figures are more conservative if you are self employed.
