Electricity Wayleave Renewals...

We have a garage-sized substation on our land and we receive an annual payment of £4, fixed until 2021.

I want to know if:

a) Can we have the substation removed in practice once the wayleave is up?

b) If not, how much should we expect in wayleave payments going forward?

&

c) Is an easement a good idea? How much is one worth?

Yes, you can have it removed. I even think that you can have it removed before 2021, best to speak to (1) local government or (2) ofgem.

Or you can just be bold and ask to speak to the manager who deals with wayleaves at the company who owns the substation (it will probably be your local electricity DISTRIBUTION company, not necessarily your supplier).

For the company it will be a huge hassle to have to remove it, so you can also ask the company to provide you with a more realistic level of compensation. I would think in thousands if not tenthousands of pounds given the hassle involved for the company.

You may have to bargain hard. The company cannot use this to cut your electricity off, that is not allowed but they may come with all kind of silly things to put pressure on you - if that happens contact Ofgem and ask to speak to the person who deals with wayleaves or write a letter to Alistair Buchanan the CEO at Ofgem (they are based at Millbank in London, google their address).

Good luck, the compensation you are getting is ridiculous.
