How can I work out how much someone will lend us on a mortgage?

Can anyone direct me to any useful internet sites for this?

northern rock depends on credit score. low credit rating about 3.75 x joint income to high score about 5x. up to 125% of property value subject to some constraints.

moneyfacts.com or moneysupermarket.com

finefatmama is right about northern rock but it's 4.1X joint salary if you have high credit rating and 3.8x joint salary if you have medium rating - we just got a mortgage with them.

speak to an IFA - they will tell you what you can afford and will get you best deals saves you trawling all the lenders as there is quite a few (several hundred actually)

Yes, deffo use an IFA - online calculators give you much less than you'd be able to get in reality.

Just wanted to get a rough idea what we might be able to borrow and the likely repayments
