Title sums it up really, me and my partner are looking to buy for first time, we dont have much in a way of a deposit but could probably scrape together a few grand if we could find a mortgage provider, we have two young children i am a sahm, partner self employed earns around £20k a year has only recently returned to work after recovering from an operation, will this affect us getting a mortgage? Will any lend to us and can anyone make any suggestions as we are pretty clueless....thanks!

I'd recommend getting hold of an independent mortgage adviser. They may be able to find you a mortgage provider specialising in self-employed borrowers. However, be prepared that they will want to charge you through the nose if you have a) a low deposit and b) no track-record of earnings. As house prices are quite flat at the moment, it may be a better strategy to spend a year getting his earnings history well-established & save up a lot more for the deposit. Really penny pinch to put as much as you can into the pot. The more you can put down, the better the offers you'll get.

Thanks cogito! We are going to make an appointment with independent mortgage advisor, all that you've said does make sense but unfortunately renting is proving near impossible in our area now so even a not so good deal on a mortgage would be much better for us....anyone in a similar situation found a mortgage provider? thanks
