Fixed rate mortgages - can you go interest only for 6 months????

Title says it all really.

Bought a house in December and we have inherited a leaking conservatory roof and the boiler stopped working yesterday too. Apparently we have no come back with survey or people who did the gas and electrical safety certs as they only check that the appliances work, not whether they are actually safe??? Hmm

Anyway, new boiler is £2k. God knows what the roof will be.

We have £600 savings left.

Any advice??

When you say you have 'no come-back' was that advice from your conveyancing solicitor or somewhere like CAB? Did the boiler just pack up or has it been condemned due to high emissions? If it broke down within a month of being serviced to the extent that it can't be repaired, I'd say you have reasonable grounds for complaint against whoever did the service. If you're being told that the emissions were OK a month ago but dangerous today, I'd be very suspicious and want to see the reading. The leaking roof wouldn't have been covered by a basic survey. Do you have buildings insurance and are you covered for accidental damage?.... The weather has been poor recently and you could claim that a dislodged roof-tile or a tree-branch damaged the roof.

What to do?... Depending on how much equity is in your home you may be able to borrow extra from your mortgage lender and it wouldn't add much to your monthly repayments. Going interest only might be expensive if you've only just taken the mortgage out.

Hi cog Its what the solcitor told me when I rang re: roof and boiler...her exact wording was "caveat emptor" Sad

Rang British Gas (boiler was under their monthly scheme with previous owners) after we moved in and realised the boiler wasnt working properly and they basically said it was working last time it was inspected and not their problem!!!!

I also asked about the gas safety certificate and electrical safety certificate which were done a month before we moved in as our plumber says the boiler wasnt fitted properly and the electrical wiring is not safe and she told me that they dont check that the appliance works, just that its safe.....but we have been told the wiring in the boiler isnt safe!!!

Sigh.

Not much equity tbh....about £20k? Have never done IO so dont know much about it tbh.

My mum is lending me £1k and we have £600 savings - rest will go on the CC.

Yes 'caveat emptor' is sadly the case with house-purchases. But if someone from British Gas allegedly checked a gas boiler and gave it the OK.... and didn't notice that the wiring wasn't safe and it wasn't fitted properly etc.... then 'not our problem' is not right at all. When the British Gas man checks my boiler he tests it for emissions, lights it up, sets it going for a while etc. He doesn't just come and tick boxes. I would honestly have another go at British Gas, threaten the Ombudsman, get nasty, whatever... what have you got to lose?

It seems very off to me too cog but then again dh rang them and he is awful...gets fobbed off far too easily but I am soooo tired. Its always me that deals with everything and I have had just about enough.

Told dh he is having tomorrow off work to deal with the plumber and boiler...I have a toddler with a cold so will spend the day at my mums where its warm and there is hot water.

Am v v fed up
