how much would you accept??

If you'd inherited property from an old relative but it was hundreds of miles away and you had no use for it, been trying to sell it for over a year and although valued originally at 120k other property the same but modernised in that street struggling to sell for 85. What is the lowest offer you'd consider in YOUR current situation.

Do you NEED the money soon? Do you have a better place to invest (say) 80k? Is the property costing you money at the moment in some way, er... council tax, electricity, gas?

Depends how much work it needs, how much you could rent it out for (if you wanted to go down that route), how long you'd had it on the market, and if you've tried changing estate agents.

Otherwise, I'd say if other similar sized properties in the same road that are in better nick aren't going for £85k, then I'd go with £70-75k.

No cost to keep it lying empty but the longer it sits the longer the grass gets, the damper the house gets thru another winter empty. Too far away/busy to manage renting it out of any sort.
No interest in over a year minus one person who couldn't get the mortgage.

Would you at this stage consider a cash buyer with 48k?
