can anyone explain how you add someone to a mortgage please?

We have an existing mortgage in dp's name only and have a deed of trust plus life assurance etc to protect my interests.
We pay half each.

We want to add my name to the mortgage to give me better protection if something should happen to dp.

I have a couple of ccjs, an ex partner ran up credit in my name, I knew nothing until I applied for the mortgage with dp 4 yrs ago.
I can't get them removed, we have tried although I do have notices attatched to each one on my credit file with experien and equifax to explain.

Does my credit history mean I cannot be added onto the mortgage? I do work if that makes a difference.

I have been added to dh. It involved a solicitor & morgage co did new assessment. Can't remember details but was approx 500

The best thing is probably for your DH just to ring the bank and chat through it (he will have to do the ringing because until the mortgage is in your name they probably won't discuss it with you).

If he sets out the circumstances they can tell him what the rough likelihood is before doing any credit checks, so it shouldn't affect your rating.

Tell him to make it clear it's just a "what if" enquiry, not an application, at this stage.

I don't think it's as simple as just adding to the deeds (although you will have to do that anyway) because that's a change in ownership and since the bank has first charge on the house, this will trigger a new mortgage.

I wouldn't write it off until you've at least sounded them out - if your DP has a good credit history and earns enough to sustain the mortgage on his own they may be happy to add you on, especially as the judgements are a while ago.

It may be just a question of ringing and explaining until you get someone high enough up to talk about your individual circumstances rather than their blanket policy. Since your DH is an existing customer that should help too - they usually are a lot more willing to help an existing customer with a good record, than a new customer with unknown history. We had a similar situation in that we were remortgaging but were well outside the normal parameters (DH had literally just changed jobs and I don't earn enough to qualify on my own).

Initially we were told we wouldn't qualify, eventually after we jumped through lots of hoops they agreed.
