Do Child tax credits and Child Benefit have to be taken into account for a Mortgage?

Does anyone know whether or not my child tax credits and Child Benefit have to be taken into account for a mortgage?

I would rather that they were not, but all the forms ask how much i get and i don't want to include them.
I don't want to put 0 as that would be a lie.

I don't want them used as i spend the money on the children.

depends which lender you use and how their lending criteria are

We remortgaged with HSBC around 18 months ago and they inisted on including the CB and CTC as they weren't happy that we could afford the mortgage based on DH's income. The loan was for less an 2.5x his income! they only decided we could afford it once they'd added the benefits on

we've currently got a mortgage offer from First Direct for approx 3.5x DH's income (which has gone up very little in the loast 18 months) and they've not asked about CB or CTC

I'd include them on the form as long as you weren't counting on the money to repay the mortgage

Sophie, I'm not sure I have fully understood the problem here. Why wouldn't you want to include this information. The mortgage form only records your income and the information is used to decide on whether your income is sufficient to offer you the mortgage.

By listing CB and CTC doesn't in any way mean you will have to use that money towards your mortgage. They will make you an offer which will state what your monthly payments will be and then it is up to you to decide whether you want to commit to that level of payment. The lender isn't going to look at your total income and insist you pay more because you receive CB and CTC.

However, you will probably have to say how many dependents you have and if you say you have children, they might query why you haven't included at least CB.
