How do lone parents secure private rentals before housing benefit is confirmed?

I have a work colleague who is about to split from partner, 2 kids under 10 and will need housing but doesn’t know how much housing benefit she will get until tenancy in place. How on earth are you supposed to rent if they won’t say how much they will pay? Has anyone else been in this situation, she is overwhelmed and I want to try and help her navigate this.

Look up the LHA rate, you put an area or general postcode in of the area she’s looking at and it will give the maximum allowance they will pay towards it. Just google “find my LHA rate”. It’s a gov.uk site. So generally 2 kids under 10 will be expected to share a room so her maximum would be for a 2 bed in the area she’s looking at. If she went for a 3 bed she’d have to pay the top up as they’d only cover up to a 2.

Thank you I have just done that and its frighteningly low 😱 with bills and nursery she will really struggle. I think I need to take her to citizens advice I don’t know anything about benefits so not sure what else she would be entitled to

If she’s on UC, she’ll be able to claim back 85% of her childcare costs back. She’ll get single person discount on her council tax but that’s only 25%

If the father decides he doesn’t want to provide financial support for his children, he can get out of paying pretty easily. Everyone will be cool with it and there will be no consequences for him. I mention this as a warning not to rely on child maintenance even if he’s agreed to pay.

The cards are definitely stacked against her. Unless there’s domestic abuse, I’d suggest she’s better off staying with her husband until she’s been able to save for a rental deposit plus a month’s rent, plus a month’s childcare costs, plus whatever she can save that she can use as an emergency fund. She’ll need to declare anything over £6000 to UC so try to keep it under that figure.

As pp said I she needs to know the LHA rate, which typically is the bottom ten per cent in rent amount of local private rentals - and apply for anything in that band. There won't be much and it will be shit. Having some savings would certainly help.

She needs to look at it properly, if she’s eligible and UC at all and work out what UC she can get and how much any wages will reduce it
