Hi, we are moving from Sydney to London in 3 weeks, we will be initially living in an airbnb/short let.

My idea is as soon as we land to inspect properties for rent.
I emailed a few Real estate agencies but no one has replied yet.
What is the best way to organise inspections?
How soon should we start organising them, is it too early?
Also, realistically how quickly do you think we will be able to find a rental?
We are looking for a 3 bedroom house in Ealing Broadway, CollierS Wood, Herne Hill and Greenwich.

We have legal rights to work and live in the Uk, we both have high earning jobs and we own a property in Sydney.

Any guidance would be greatly appreciated :)

I understand the importance of this decision, so let's dive a bit deeper. Firstly, consider your budget thoroughly. It's not just about what you can afford upfront but also what you can comfortably manage in terms of monthly payments. Take into account all expenses, not just the mortgage but also utilities, insurance, maintenance, and unexpected costs. Next, start looking at properties within that budget. Online listings are great, but visiting properties in person can give you a better feel for them. Think about what features are essential for your family's needs and what you can compromise on. Once you've found a property you're interested in, don't skip the inspection. Even if everything looks great on the surface, there could be hidden issues that a professional inspector can uncover.

I just thought I would share how we secured a house in SE London zone 3, 2 weeks after we moved from Sydney.
I contacted at least 30 agents in different areas (SW and SE), in total we saw 5 houses, we missed out on one we liked as it was rented the day of our viewing, but the same agent reached out with an off-market house a few days later.
We viewed it, we then explored the area, researched online, looked at a website called Crystal roof to obtain general info, joined the local FB group for more information and feedback on the area and schools and we paid the deposit the day after.
There were many houses available but we needed to wait 2 months for most, so we were lucky to find this house that was available 2 weeks after we viewed it.
I contacted directly the schools I liked and I was able to book a tour within a few days in both schools, in the meantime I applied to the council.
I contacted the council to let them know the preferred school had spots for both my kids the day after we moved and they quickly processed both applications.

It was a lot of work, lots of calls, lots of research but it can be done!
