Hi everyone,

I am having my kitchen extension done, 3 weeks into the process and we have disputes with the builders. It looks like we have to change the builders. Do you think this will have negative impact or complications when it comes to the building control signoff at the completion? Appreciate any advices. Many thanks

do you have another builder lined up?
how far advanced were they?

and any future builder will be wary about taking on a half job where the client terminated with previous builder

No but you might find it a struggle for finding new builders willing to take it on if you hve terminated.

Thank you for sharing your thoughts, the demolition has been completed and they have just started digging the foundation. I guess that is not too bad?

The inspector should come out and look at each stage to sign off, I don't think it's going to matter who the contractor is.

This is the first time we have a large built... after 2 weeks, we were asked to pay for an increase of approx. 35% of the agreed contract price. I was told that was due to the change of building regulations, but the engineer told us the changes were small, not significant. Unfortunately we have already paid upfront 25% of the contract. Not sure what the best solution is right now. If we don't stick with the current builders, like you said, we may struggle to find another one who is willing to pick up the job, ...Any advice?

You can’t be the first one in this position and I’ve heard from an architect friend there are lots of building companies looking for work at the moment.

so on the basis of your engineer saying something

you’re prepared to terminate the build and have likely months of waiting?

well you get to the bottom of the increase

you ask for a meeting

you probe and investigate and engage and question
you don’t listen to an engineer and then shoot your self in the foot by ending
