Where to live - family of (hopefully) 4, budget around 1.3mn

Hello,

We really could do with advice... We are a family of 3, hopefully 4 in the next couple of years and need to move ahead of school applications opening in September. Our budget is around 1.3. Currently we are in St Katherine's Docks and really like it but think that a garden may become a necessity.

Priorities are:

  • commute to Canary Wharf and the City
  • excellent state primary schools - we could possibly move again for secondary school but in a dream world we would at least be in the right place to minimise that chance - totally fine with Catholic faith schools
  • min 3 bedrooms, ideally 4
  • low pollution (being close to the river helps minimise that where we are now)
  • garden - is a small garden pointless? Some gardens have been really quite tiny and whilst great that there is outside space, practically as children grow up do you find it's too small to be used and you still need to go to the park etc or is any size useful (thinking of during the summer if wfh)
  • childcare options
  • villagey, chi chi feel - Dulwich looked great but state options are few and far between, Barnes the commute seems too far, we seem to have a preference for south London but maybe that's simply because we know it better


thanks so much for your advice! London is so big that we are definitely getting some analysis paralysis.

I'd second Ealing - I would suggest Pitshanger Lane or Northfields

Beckenham, bromley south; bickley, Shortlands chislehurst - you won’t have to fork out stamp duty again for secondary either.

We’ve lived in Greenwich with a similar set of requirements (long since moved out of London) and it worked really well for us. I’d say a small garden does make a difference with little ones. This kind of thing is a bit like what we had when there:

Agree. Bromley North / Sundridge Park over Bromley south for me though. Easy commute to CW and city.

Catchment for Bullers Wood boys and girls, and for primary Scotts Park, St Joseph's and Parish.

I would go for this with that budget- gorgeous village next to river- get train from surbiton - beautiful family home

I'm a bit surprised to hear you think the state options in Dulwich aren't great. On Village Way there's the Dulwich Village Infant School and the Dulwich Hamlet Junior School, both rated outstanding, and not far around the corner on Half Moon Lane is Judith Kerr primary which has incredible outdoor space and is ranked top in Southwark for academics.

In terms of state, there's Charter North (recently graded outstanding again), Charter East, Kingsdale (admissions by lottery though) and you can send girls to Sydenham Girls or Grey Coats easily. For boys the options are not so good but Thomas Apostle in Nunhead is a Catholic school with good results and a caring ethos.

Muswell Hill. Good state primaries and secondaries plus option of St Michael's Grammar and Finchley Catholic. You can get the train from Alexandra Palace or Hornsey to Moorgate.

Streatham? Excellent primaries, excellent catholic or non-catholic secondaries, masses of green space, family friendly, diverse… Decent transport to the city via thameslink or London Bridge You could get a beautiful house and garden for 1.3m - much more house than in Dulwich. I’m obviously biased! - we’re a family of 4 and have settled here as our ‘forever’ location
