My husband’s got a new job split between Chelsea and Westminster Hospital and Charing Cross Hospital and I work just by Trafalgar Square. Commute time is really important as my husband works on call (including over night) and needs to be able to get to work in under 30 mins. I’d also like a commute which is 40mins or less. I’m pregnant so we’d like to live in a safe area which is good for families with lots of green spaces and good schools as we’d like to find a place we can settle long term (or at least for a few years). I’d like to find a place with a nice community feel, a nice high street and where there’ll be mum and baby groups I can go to and make mum friends as none of my friends have children yet.

In case it impacts on the areas you’d recommend, we’re both from fairly ordinary backgrounds (my mum’s a teacher and dad’s a surveyor, husband & I both went to local comps in the North) so I worry I’d find it hard to make friends living somewhere like Chelsea if most people I’d meet would be the family money type as I’d find it hard to relate/find common ground.

Our budget is £700k to buy a place or £2.5k renting and we’d need a 2 bed. We’d love a second bathroom and bonus if we can get a 3 bed but location is the most important thing as we expect to save a good amount over the next few years and then upsize.

Thanks, I don’t know either of those well so I’ll have a look into it! At night he’d drive in but it’s rare he actually needs to go in at night. In the daytime it still needs to be 30 mins (e.g. weekend on calls) but a 30 min walk or cycle is fine - any mode of transport will do!

I think the 30 min commute to two different locations is the killer here. For example Battersea Park would be in budget and perfect to get you to work, your husband to C&W but impossible to get to Charing Cross in 30 min.

I'd look into journeys from Battesea Park - that was the first area I thought of as well - I don't live there but I'm pretty sure your DH could cycle it in 30 mins. How would he be getting in if on call I think is the key.

If they are offering free on site overnight on call accomodation for him I would take it and live in a nicer place that is less restrictive travel wise

If he is a new consultant then being on a call he will be alert and anxious to give good advice. Also being disturbed with the baby plus hospital calls and then working next day is a bad combo.

Let him be on site and if he doesn’t get disturbed he gets a bonus night of sleep and so can can the strain with the baby the next night.

Citymapper thinks it’s a 30min cycle so if he could bike to work if might be perfect.

Cycling makes this much more doable as most affordable locations will be south of the river. But with the state of London’s bridges commuting from south to north takes far longer than it should.

OP I’d suggest putting some of these locations into the citymapper app to get a reliable idea of journey times. I think most of the locations suggested here are 30 min to one hospital or the other but not both (some aren’t 30 min to either really).

I know both hospitals very well- Fulham, Parsons Green, Putney and Hammersmith- one of those will be fine - and all connected to Trafalgar Square via the District Line. Keep it simple and concentrate on those areas. ( possibly discount Hammersmith as further to Chelsea and Westminster).
All family friendly, tons of baby groups and activities, good state primary schools ( esp in Putney), lots of green spaces etc etc.

I'd look ahead and go for a 3 bed with some outdoor space. Your baby will become a rampaging toddler before you know it and imo you'll appreciate the extra space and somewhere to put a small sandpit or paddling pool.

Putney or Wimbledon? Both family areas with decent primary schools if you're planning ahead (not sure about secondary), though be careful about tiny catchments, and you could just about manage a 30-40 minute commute depending on how far you live from the station. Good transport links - District Line from East Putney to Fulham Broadway/Embankment or mainline Waterloo from Putney Station. You have both the tube (District line) and mainline trains from Wimbledon. 15-20 minute walk to Trafalgar Square from Waterloo.

Southfields. 3 mins extra on the tube than East Putney. Cheaper and with excellent primary schools and brilliant parks. Wins hands down imo.

As another poster said it’s Charing Cross Hospital in W6 rather than Charing Cross but we live within a 30min commute of Charing Cross itself at the moment and there are plenty of places at that price point - look at Clapham, Balham, Stockwell, Vauxhall, Pimlico, some parts of Battersea, Kennington - they all have 2-bed flats for around £700k.
