We are looking to buy our first family home. We need a minimum of 3 bedrooms in a town with transport links into SE London or SW London - East Croydon, Clapham Junction, Wandsworth Town etc. We have a tiny budget of £380k. We are really getting disheartened as it does not seem achievable with our budget. I’ve come to mumsnet for suggestions of affordable commuter towns

Sorry but there are no secret locations that people go to live in.
It might be just about possible but it will always be a trade off between the property and convenience. Ie you might find a house, but once you’ve driven to your local station, paid for parking, paid for rail season ticket and then paid for tube/bus etc, and this might take you 60-90mins door to door each way…was this really worth it?
Perhaps you could negotiate with employers to wfh mostly?
I’d actually suggest moving north of London towards midlands where property is cheaper and then commuting on Thameslink route to south London.

I had a look at Morden and Sutton simply because I know someone who lives there and it looks as though there will very occasional houses within your budget there - I guess you only need one. Would they be any good for commuting? I'm afraid I've no idea what they are like to live in. My acquaintance in Morden is an older man of, erm, traditional views but presumably there's other people there...

£380k should just about get you an average three bed in somewhere like Letchworth, Baldock or Royston. Around 45-60 mins into London Bridge from one of those.
