Ideas for areas in London, nice but not naice

Accidentally posted in wrong section. Posting in London now.
Currently live in London and looking to move in next couple of years. Looking for suggestions I've not thought of for areas in London that fit the following criteria:

  • nice area with nice architecture (eg period properties) tree-lined streets etc
  • access to good green space, large parks within walking distance (this is essential)
  • either v central or excellent transport for commutes within London (45mins max to city)
  • v good / excellent secondary schools
  • conveniences / shops etc nearby

AND CRUCIALLY

  • nice but not necessarily "naice". Not homogenous white middle class. Somewhere more diverse. Want DC's yo go to school with a diverse intake of students.

Budget for 3+ bed house would be anywhere between £750-1m ish.

Forest hill ticks a lot of those boxes - 15 mins to London Bridge or the overground to Canada Water and the jubilee line. Very good primary schools and a lovely community

Thanks all. I think Catford is too rough for our tastes and I'm not a fan of the area. Also no beautiful green space within walking distance which is our top priority.
Same issue with green space for Camberwell and Forest Hill the transport links are not convenient. (Admittedly we are spoilt living in Stratford).

We are not too fussed about primaries but secondaries are important as DC not going privately. X

We used to live in Streatham Hill (Telford Park area) and it ticked all those boxes.

Camberwell has 2 parks and is on the overground (Denmark Hill) and close to the Northern line (Oval) and Bakerloo line (Elephant and Castle).
There is a great library and leisure centre nearby in Peckham.

Alternatively Crouch End or Muswell Hill?

Your first move should be to look for parks, then at schools in the area, then work from there.
Highams Park comes to mind, it's leafy enough, I believe there is a park there (though I've never been) and I believe the schools in the area are excellent. It's 26 minutes on the train (overground - goes every 15 minutes) into Liverpool street. You're not far from Walthamstow which is a melting pot. But you're in the posher side of the North circular road. There's also a large park about a 20 minute bus ride from Highams Park (heading towards Walthamstow) called Lloyd Park. There are free outdoor classes there e.g. Tai Chi, yoga, bootcamp etc. as they participate in the ourparks.org initiative.

Lloyd Park I do know and it is quite big.

Here's some listings for Highams Park. I'd recommend you visit the area, check out the park there, see if it meets your needs. In Highams Park, there's a massive big Tesco and the overground into Liverpool Street. That's about it. Most people though drive. It's a bit Landrover/Rangerover territory. They class it as North East London rather than East London (which I suppose it is). Not many flats around. Mainly houses really. You're close to Woodford/Chingford/Walthamstow.
I live the wrong side (just about 500 yards away) on the Walthamstow side of the North Circular Road, but am unfortunately/fortunately depending on your politics still in Iain Duncan Smith's constituency rather than Walthamstow.
You're close enough to the Royal London Hospital which is good. Closest is possibly Whipps Cross University Hospital if you needed an ambulance, but you're close enough to go into the central east london/city hospitals if needs be.
As I live here, I can say it's an extremely low crime rate here. Walthamstow higher I think. It's very residential, very middle class. Not remotely pretentious. But a lot who work in the city i.e. Liverpool street live here as it's 26 minutes commute.

Catford has Blythe Hill, mountsfield park and Ladywell fields. Beckenham place park not far with cycle route up to Catford and Ladywell. Or Ladywell/ Brockley for Hillyfields and good girls secondary, Prendergast. Towards Telegraph hill is pricier but Askes is a good secondary.
Or areas around Crystal Palace Park?

Camberwell has massive, recently redone Burgess Park. Or you're really close to Brockwell Park and Peckham Rye, depending on where you are.

I don't honk you'll get massively more green space in a diverse bit of central London.

What's your budget? We are in Forest Gate and I love it. Massive green space, heaps of Victorian terraces on tree lined streets, nice cafes and a growing bar/restaurant hub on Winchelsea road under the railway arches. Transport currently not too bad (train to Stratford/Liv st in 4/15 mins) but when crossrail finally arrives you'll be in TCR in 20 mins.

I used to live in East Dulwich/Forest Hill area and it's lovely but it's a nightmare trying to get out of London on the weekends. You've got the M11 on your doorstep here which means you can be in countryside in half an hour.

Yes, it's a bit stabby and rough round the edges but have been here for >5 years now and have no intention of leaving. If you're after something a bit more up-and-come then Wanstead is another good option.

The "posher" bits of Leytonstone or Forest Gate (both great for green spaces and very easy commutes (Leytonstone better atm I think but Forest Gate will soon have Elizabeth line), or Wanstead (personally I'd class that as naice though).

How about going west - Hanwell is a sweet little corner of Ealing, and will be on Crossrail (if it ever opens) Lots of parks and some great schools. Getting naicer...
