Could anyone recommend a good estate agent please.?

Do you especially want an estate agent, or would a solicitor doing your sale do?

I used an estate agent to sell last house as it was the done thing in that area. I found it a pain trying to liase with both the estate agent and the solicitor.

If i was selling in Edinburgh (except I have vowed never to move house again!!) I would just get the solicitor to do it through ESPC.

Depending on where you live there may be a local one who is very familiar with the area. Like mawbroon said, we have used a solicitor who prepared the schedules and put it in the ESPC (again we are in Edinburgh)

Thanks. That makes more sense. I can't think straight. Stressed already. I'm in Edinburgh and have found a house in east lothian....which is lovely.. hopefully ours soon.

most solicitor firms have conveyancing teams which consist of non-qualified staff who do the "estate agency" side of things ie/ schedules, advice on how much to sell for, how much to put in as an offer etc - then once you have bought/sold you get passed over to a qualified solicitor who does all the paperwork/titles deeds etc. Keeps it all in oce place which is best.

I know people who have used a more typical estate agent and found being transferred to an external solicitor a PITA and a bit faceless.

Phone round a few to get some quotes and don't go for the cheapest. Maybe also have a look at the espc website and see if you like any of the schedules on there - that will give you an idea of who is doing it a lot.

We used Warners solicitors & estate agents when we were selling our flat & buying a house in 2005. No complaints, they seemed pretty competent and had been recommended to us by a friend. HTH.

Thanks everybody...forgot how stressful it all is.. specially in the current climate.
A friend also mentioned warners too liath..will give them a call.

omg they took FOREVER do get anything done, we missed out on a great house cos they "forgot" to put our offer in, would say they were "too busy" to meet face to face, and then charged a lot of money (i know it was more than average, we have moved house a few times now)

warners were great, kept in touch daily, you could go adn see them without an appt (it was the one in portobello, dont knowif its still there)

that is terrible! Fogetting to put an offer in is omething that the Law Society would look at - I hope you got a discount

Have had some dodgy ones on the other side of my own house buying/selling and my lot dealt with them pretty successfully!

I would recommend the firm I work for but don't want to "out" myself on here !
Have not heard any bad things about Warners though

I used to work for Morton Fraser in Queen Street and then used them when we moved just less then 2 years ago.

They are expensive, but worth it I would say.

Try Blair Cadell. Can't fault them and used them for years. They are always on the ball and you never have to chase them which is often the case with solicitors/Estate Agents.
