Period house in Bush Hill Park or 1930s in Winchmore Hill?

We currently live in Enfield Town however have an opportunity to relocate to a period property in Bush Hill Park (the nice side) or a 1930s in Winchmore Hill round the corner from Oakwood Park.
We are very conflicted on this decision, Bush Hill Park is nice location not far from town and walking distance to station.
Winchmore hill is a 20min walk from the station but within catchment area of an outstanding primary and secondary school (currently only need the primary however).

Looking for opinions and suggestions please 🙏

How often do you need the station - and are you talking about Winchmore Hill station or Southgate tube?

If you are definitely in catchment of good primary and secondary schools (it will.come around in no time) in Winchmore Hill and the houses are similar sized, I would be tempted by Winchmore Hill I think.

Well the house is sort of in the middle of all three stations: winchmore hill, grange park, southgate, I would be commuting 2-3 times a week. The commute doesn’t necessarily concern me as I would make it work (you do what you have to do). I’m currently fighting with my heart and mind, heart wants the period house in Bush Hill but brain says outstanding schools are a better investment in the long run?
Do outstanding schools remain outstanding in 10 years time?

Hello OP. Do you mind me asking what you ended up going for and why? I’m currently in the same predicament, I can afford a 1930s semi in N21 or a period property elsewhere. I’m a sucker for period details but know that house isnt everything!

@hadleyyaa We actually ended up moving to High Barnet instead, so neither of the options above. If you have kids, or want to have kids, and you are looking for your forever/long term home then go for the one that has both primary/secondary schools you want.
It’s wild to me that you spend more time trying out a pair of shoes than buying a house. 10minute viewing and you’re out. No idea if the house has a draft, if your phone has reception in there etc…
Huge life decisions!
Can you picture Xmas in the house? Your kids growing to teenagers then adults in the house?…all questions I asked myself!

Thank you so much! Funnily enough we also viewed a few places in high Barney because the secondary options are excellent. I think we’re leaning towards being in the Highlands secondary catchment in N21. Thanks for the tips!
