London to Cheltenham

Hi there,

First post, so please forgive any ignorance!

Me and DH are looking to move to Cheltenham and are looking for some advice for our property search. We would like to ask about the different areas; what’s good, what to avoid etc. We are currently in London and know it very very well so if anything could be analogous, this could be used as a reference.

Although we are not parents yet, after reading online about Cheltenham, we quickly discovered that school catchments seem to play a big role in terms of the property market. The other factor that seems to be significant (after speaking to estate agents) is the event days and how busy it gets.

The main factors we need help for in terms of areas in Cheltenham are are:
⁃ schools
⁃ and young family community/safety feel
⁃ Avoiding large crowds(?) from events or lack of parking because of this etc

We have been looking at Fairview, so somewhere between Sanford Park up until Cheltenham Cricket Club. We had an estate agent tell us Hewlett Rd gets very busy during the footballs and the races but we were hoping to get some more opinions to qualify that and how bad it actually gets.

We have also looked at Charlton Kings, Leckhampton and Montpellier but there aren’t many options available for the type of property we are looking for.

We understand Fairview isn’t quite as prestigious as the likes of Montpellier, however we have been there and it’s seemed nice/residential and the properties are lovely.

Can anyone help with advice on the above and thoughts? Especially if you have any comparisons to areas in London, that would be super helpful to us.

What's your budget if you don't mind me asking?

Leckhampton best for schools/young families
Followed by Charlton Kings
Battledown is nice too but house prices start over £1m

Fairview is fine. Seems to be lots of on-street parking though so depends what your budget is as this would bother me with kids.

Also have a look at Hatherley - Bournside Road & around that area. Backs on to a nice park and good schools nearby. Lots of young families.

All of the areas listed above are very south-west London vibes (I moved to Chelt from London & there sre loads of parents commuting to London or ex-London at my kids school).

Just to add..
Prestbury also worth a look. Further out but more for your money. Not sure about schools that way but had a nice village, butcher, pub etc.

As for Hewlett Road, it does get busy for race week but so do many roads in the town. There's some nice roads just off that area that are a bit more set back and quieter. Lovely period properties too. I personally wouldn't want to live on the Hewlett Road itself due to the noise & busy road with children but honestly it's not bad, especially coming from London. Depends on your priorities.

If you are looking at state secondary schools then try and live in the catchment area for Balcarras school. Cheltenham has some excellent private and grammar schools as well.

Race week has an impact on many parts of Cheltenham but you just learn to live with it and is only for a very short period.

Hiya, I am a bit late to the post and I do think Up Hatherley is a lovely area, quite safe , near ish to the town centre , many good primary schools such as Warden Hill,Lakeside,Greatfield,St Marks C of E, BENH
