Is Bush Hill Park A Safe Area?

Hello all,

I’ve been lucky to have been left enough money to get out of renting soon and am looking at where to buy a flat.

I’ve come across Bush Hill Park and really liked the feel of the area on a walk. The close proximity to the town also seems really convenient.

The flip side is I’m aware that Bush Hill Park borders some of the less desirable local areas, and has a couple of rough estates of its own.

I’d only be looking at Park Road, Village Road, Queen Anne’s Gardens or Wellington Road - that part of Bush Hill Park. I usually drive most places, including to work, but my only concern is the times I’d want to get a train on an evening or weekend, the area by the station seems to be in the less brilliant part of BHP. Am I right to be concerned with how safe the amenities are in the area, even if the roads I’d be looking at are very quiet?

I’ve only ever known Winchmore Hill, Southgate, Oakwood, Cockfosters and EN2, so I’m very much a West-Enfielder. The main attraction of BHP is it seems to have some very nice residential areas which are reasonably priced, but on balance would I be better sticking to the sort of areas I’m used to, or is BHP just as nice?

Budget c. £350k, possibly up to £400k at a push. Ideally want a 2-bed, but a 1-bed in a very nice area would take preference.

As you live here, I'm surprised that you don't know what the areas are like in relation to each other? Traditionally the west side of the railway track and towards N21 is viewed as better / posher and there are some lovely houses and conversions in the roads you mention. Towards Southbury Rd, it's cheaper but more mixed. The area around Dryden Road and Abbey Rd is a conservation area.

As a single woman, my personal concern about using Bush Hill Park station at night is that it's in the middle of a very residential, quiet and leafy area: potentially a long walk home along dark roads with lots of bushes and unlit driveways and not much passing traffic.
