What size property, how many bedrooms try ESPC
Where do you need to be able to travel to for work,study
Do you need to be near a nursery etc? Will you drive or public transport
Do remember it’s offers over, so you’ll actually be bidding on £180000 region to remain within your budget

That’s likely get you a one bed flat anywhere central (most likely of the one bedroom plus a combined kitchen/living room, although you might get one that is bedroom, living room and kitchen).

Abbeyhill is nice, so is Leith. There’s some stuff in Gorgie round that price.

If you want bigger you’ll need to go further out or go ex-council.

Works from home or office (central Edinburgh), once or twice a week.

Single and no childcare responsibilities.

Public transport.

Prefers central location due to reducing travelling costs.

What areas are good - Dalry?Gorgie?slateford?Fountainbridge? Etc

Anywhere within the Lothian bus area (which covers a lot of outlying areas) will cost the same as far as public transport goes. £1.80 per bus journey, capped at £4 a day and £20 per week ( not including the tram) if you use contactless. Don’t drive into the centre unless you have parking available at work. I would say Leith then Gorgie. Search on ESPC starting with all of Edinburgh and then narrow down.

Are prices inflated at the moment? I thought people were moving out of city centres? How much above ‘normal’ do,you consider them?

Don’t think Edinburgh has been hit in the same way as eg London. Prices in city centre seem to be about 10-20% above home report from what I’m hearing at the moment but they’ve been like that for a while now

Edinburgh properties go for 8-15% over hone report value depending on area.
The property market is very buoyant, and there's a serious under supply problem.

The comment about moving out was more a general comment about people moving out of city centres, rather than Edinburgh specifically.

I love Edinburgh, there are some truly beautiful and very expensive places:

Id go Leith, or Portobello, I was there recently for the first time and the beach front and cafes are lovely… I’d be very happy there

The difficulty for a first time buyer is that lenders will only lend on the home report value, but almost everything is sold for more, so you will need to be able to make up the difference. If you're selling, you make up the difference from your equity. New builds help first time buyers get round this.

It’s my dc who’s buying. He’s not interested in the Leith/Portobello side as his sports clubs are more south. He’s seen flats in Slateford, Corstophine and Polworth.

One is quite near the Slateford train depot. I’ve seen an article regarding noise regarding this. Does anyone know if this an issue?
