Hi,

We are interested in buying a house that is in South Norwood - nearer to the lakes around Southern Avenue / Norhyrst Road / Sundial Avenue. This part of the area doesn’t seem all that bad, but Iv seen a lot of mixed reviews on this area especially the part near Portland Road.

Is anyone able to give me an indication of this area is good/ safe? What is it like to live in this area? Do you like, love or hate it?

I grew up near there. The lakes are gorgeous and you’re close to Crystal Palace and other good areas. Norwood junction is also super quick to London Bridge. I’ve never understood why the area hasn’t been gentrified because of the transport links.

The only thing is the LTNs around there are an absolute nightmare. I’m not sure if they are permanent though

Thank you, we are just very concerned that the council has declared bankruptcy and worried about what effect this will have on the area and if it’s even wise to move forward with a house purchase because of this.

Hi, just wondering if you've moved forward with this? We're also thinking about moving to South Norwood. But there seem to be a lot of properties on the market that aren't selling. I'm also concerned about Croydon Council going bankrupt and the effect on the area including the closure of the library

Hi, we are moving forward with this. We are due to exchange within the next couple of weeks I think. We bought one close to the lake which on keeping tabs of that part of South Norwood the houses have moved quicker. Not sure which parts you are looking at. I joined the Nextdoor (app) South Norwood group and this helped. Loads of people are angry about the current council situation. I also saw that the weloveSE25 project has received funding and they have announced plans to start on building somewhere along Portland Road soon, updates for this project can be found on FB. Elections are due next month and I hope people will vote with their heads and not their hearts as the council needs a change of leadership.

Thank you for replying so quickly! We need to be in the catchment area of robert Fitzroy(to the south of norwood junction, around Davidson Road)or stewart flemming (more birbeck/anerly). I've heard that the area around portland road is less desirable and there seem to be alot of houses not selling here. We don't really know the area at all so planning to go there this week. Thank you for the ap recommendation.

Yeah we don’t really know the area that well either, but I totally agree. The are close to Portland road isn’t very desirable at all. Maybe the houses closer to Crystal Palace sell quicker. One on Ross road was listed a couple of weeks ago on a Thursday and by Monday it had been sold. It could also be a factor of people wanting too much and so they don’t move as quickly. The Ross Road one was listed at the right price. We viewed that one to compare to the one we are buying and it was a lovely house.

We moved a couple of years ago and would recommend it. Lots of green spaces nearby, great transport links, quick to Crystal Palace, Dulwich, London Bridge and more. And you're super close to the countryside!
I would avoid being directly on Portland Road but it looks worse than it is and there are lots of plans to improve, so as long as you're a street or so away I think it's no issue. We are on the south side of the high street but a couple of blocks away from Portland Road and it is very quiet and good community. The Lakes, near the Country Park and around Crowther Road are good houses and quiet.

Hi, my partner and I are contemplating a move to South Norwood. Interested to hear people's experiences of living here and any areas to avoid? Does it feel family friendly and what has been the impact of the council declaring bankruptcy earlier in the year? Thanks in advance for any pointers!

It has definitely got much more family in the last few years, see far more buggies around and I think more young people have moved here during last year to get space they couldn't afford further in. High St and Portland Road are (slowly) improving with quite a few cafes and restaurants that have opened up in last 12 months, including a cheese and wine shop which had big queues for Christmas - so that tells you something!
It's certainly no less safe than Brixton, Peckham etc (much safer probably) but it's about half the price and more green space!

Hi there, we have been thinking about the move to South Norwood too, hopefully near the park on or around Belmont Road / Sandown Road. How have you found the area? Do you feel safe at night ?

They are nice roads down by the park. We are still here and happy. It’s not perfect but it is affordable and the fast trains into London Bridge, Farringdon plus the Overground are game changers. Parts of Portland Road and High Street still a bit grotty but never found it unsafe. New cafes by the station and Portland Arms is the best family pub so you’re right side for that.
