Looking for semi-rural land to live on with a tiny house

Hi,

My husband and I are considering purchasing a tiny home and are in the very early process of understanding where we can site the house (not purchased yet) somewhere in South Lanarkshire without having to purchase our own land, as its far too expensive and we would only need a small plot.

Interested to know if anyone here purchased their own land in the area, or know of anyone who would consider a long term let of this manner. We are still trying to understand the process for landowners and planning permission. To put the house on a family member's garden is not what we are looking for, but it seems as if finding some land space might be more challenging than we thought!

You can't build unless you have rights to the land.

Leasehold for land is very very uncommon in Scotland because it is a complete pain in the arse and has so many legal implications.

Maybe you need to think about a caravan or similar?

I think this is difficult due to amenities, council tax etc, you need power, water, sewage. I think it would also be very silly to spend money to put infrastructure in without a long term lease, otherwise it could be sold from under you. But giving you that kind of lease gives the owner limitations if they ever wish to sell.

A static caravan might be better, but again you’d have no utilities.

To put it in someone’s garden they would as you know need to have permission to build a second property on their land.

Your idea is something folks do when they already own the land.

Troll I assume that the OP isn't talking about building a small house but is talking about a "tiny house" which is a specific thing, quite niche but a trend at the moment, not disimilar to a caravan as they are usually able to be moved, but not as easily as just hooking up to a towbar.

I know what a tiny house is. My DF's an architect.
But short of owning land she's not going to get the planning permission to erect this kind of dwelling place. For the lifestyle she is looking for, a lot of people are staying in caravans or kitted out transits hence my recommendation.

Do you not need planning permission in Scotland to place a caravan then? You would need it in England if you were using it for living in, so similar hoops to jump through with a tiny house. (I'm not in Scotland - I only clicked on this as it was in active- didn't notice it was in local!)

You do but theres a lot of precedent for caravans etc so less likely to be declined/ complained about by neighbouring landowners.
