Moving to Beckenham Junction

Hi everyone, our family currently live in Hither Green, but are seriously considering a move to Beckenham Junction. I have seen some 1930s houses for sale on Rectory Road closer to the roundabout /Odeon cinema/High St end. I know this is an A road, but was wondering if anyone can give me an insight into how busy that road gets there. I don't mind cars driving through so much, more of it ever gets backed up with standstill idling traffic due to being near the roundabout? Also is it in a catchment area for any good primary schools? We currently live in a fully extended 1930s semi detached house. So really not looking to downsize. More a property we can add to if possible.

The rosd is busy but the queueing tend to be at the junction by the station as opposed to by the roundabout.

Occasionally there is queuing on the roundabout due to people suing the pedestrian crossing and it csn buikd up but otherwise in 5yrs its pretty free flowing

Thank you. That's reassuring to know. The houses are not cheap and the last thing you want is a traffic jam outside your home everyday. But the location for all the local amenities is perfect. Any idea about the school catchment area?

what's your budget, there are quieter roads in Beckenham. Have you looked at the school league tables, Harris Academy will be in the catchment area for Rectory Rd.

Around 900k max which would leave us enough extra to carry out building works etc. It just seemed the houses on that end of Rectory Road were quite sizeable. Having read some reviews on Harris Academy, they were generally not very positive. The kids are currently in a school which they love as well. Such a difficult decision to make 😔

Sorry can't help with schools as I don't have children but join the nextdoor app and pick beckenham and post on their, might get more of a response

Have you looked at Wickham Road and Shortlands, these would be in the Clare House catchment which is outstanding or somewhere near Highfield School. Wickham Rd is lovely, next to Kelsey Park, walkable to Beckenham and the station.

Hi all, happy Sunday :) So we were looking into buying a 3-bed house in Petts Wood, Orpington or Chislehurst (circa 700K) within walking distance from the station but we can't find a property meeting our standards. I know this may sound a bit picky, please don't judge, for us this is a huge amount of money so we wouldn't want to compromise. So now we consider of a "quick win" solution, ie. buying a flat and in 5-10 years time move into the dream house. We don't have kids at the moment and we are not planning having one any time soon. We saw that apartment 10' walk from BJ and I wonder what's your views on the area and commute conditions. My fiancé will need to commute to Cannon Street and I might need to commute to Canary Wharf (Tottenham Court road at the moment). Any thoughts or suggestions would be more than welcome. Thanks a million in advance!
