Anyone live in Chippenham - what's Pewsham like?

Hi,

My husband and I are moving to Chippenham, we're deep into our house hunt having viewed many properties, but noticed consistently that properties in Pewsham seem to be 20-30k cheaper than other areas (e.g Cepen park). We can't work out why, on the surface Pewsham seems nice enough, and the houses are cheaper and actually seem bigger than other areas. Are we missing something? School, crime, I don't know what??! It seems further from the M4, but only by 15-20 minutes, does that de-value a property?
Any insight from someone local would be great! Thank you

You've hit the nail on the head. It's the wrong side of town for the motorway. In rush hour if would take you significantly longer than 15-20 minutes to get to the motorway from Pewsham.

There's no petrol station of supermarket on that side of town either (apart from a small Tesco in Pewsham itself). It's a typical new-ish build estate, but has the benefit of its own shop/doctors/community centre, which a lot of new build estates don't have (including both Cepen Parks).

It has its own primary school, which as far as I'm aware, is perfectly fine. There's also easy access to another primary if you're on that side.

There is one secondary local to Pewsham, but it's significantly further from the other two secondaries, both of which are considered to be better schools.

What is your criteria? We live in Chippenham and wouldn't consider Pewsham at all purely because of needing to get to the motorway easily. Happy to chat more if you want to PM me?

If you don’t need to get to the motorway to commute Pewsham is fine.

Houses on the west or north side of Chippenham are pricier purely because they are closer to the M4. Some would argue it’s because the school catchments add value too - Hardenhuish and Sheldon are considered the better senior schools but Abbeyfield (east side) is rapidly improving and a smaller school which suits some kids better.

Horses for courses and obviously depends on your work, commuting and schooling needs as well as budget.

Thanks for getting back to me - super helpful to hear from someone local who is not an estate agent!

Good to know there is nothing we're not seeing with Pewsham and it's just a distance/convenience thing depending on where you need to travel to regularly.
