Where to buy in Bexley borough

Hello!

I was wondering if you could recommend the safest and most family friendly area of Bexley.

We are looking at buying in Bexley village or Blackfen? Sidcup seems the fastest commute to Warren St in the morning for my husband. If you could recommend any others I've missed that are nice I would be very
grateful.

Have a beautiful 8 month old baby girl. I was born in Sidcup and raised up to 7 years in Chelsfield, Orpington. (23 years ago). Up in Rugby atm hoping to move in Springtime.

Do you feel safe walking up to Sidcup high st with children? Is it a safe station to commute from? Forgive the ignorance as it's a long time since I have lived in the area. I just saw a couple of articles about stabbings and gun crime but I know that can happen anywhere as it's happened where we live but I still feel safe here but train ticket far too expensive.

Are there nice parks in those areas where we can walk the dog and safe for children too?

If we can't get close enough to walk to Sidcup st or Bexley st would driving a mile out be ok without getting caught in too much traffic? Or is it generally best to be within walking distance?

Parking around the station area's can be expensive if you use carparks on a daily basis. Not much, if any free parking all day parking close to the stations as far as I'm aware. We are in Sidcup. Walking distance to both Sidcup & Albany park stations as well as our DCs schools. One still at primary and one secondary. Think being able to walk to school is a bonus. In general a good area for families I think, perhaps a bit boring for people without DC. There are a few parks around but we prefer to walk over the 5 arches which is nice for walks. Our park days are over but used to take them to the park when they were younger. Good luck, hope you find what you are looking for.

Sidcup is full of nearly deads and newly weds. So say the taxi drivers.

It is absolutely perfectly safe, friendly and happy. There are play groups every day of the week somewhere, preschools, day care and excellent primary schools.

House prices have gone stupid. Have a look at the area between Dulverton and Longlands school, Harland Avenue is the main road.

From here you can walk to the high street in 20 minutes, catch the bus in 5 and your DH can walk to New Eltham train station in ten. From New Eltham to Charing Cross is either 25 or 30 mins. The best thing about New Eltham is the fast trains make the last stop here (often no seats at front of train) and slow trains start one station back so always seats. So about 6 trains an hour in rush hour and always two an hour at all other times. Zone 4, cheaper than Sidcup.

The schools are good to outstanding but full. The catchment is changing for 2016 from public highway to as crow flies. Therefore it would be impossible to tell how close you need to live to get into a primary school.
