Hi all

We Currently rent in Chapel Allerton and are trying to buy our first home but we are priced out of the market, so we are having to look further a field ??

We are looking for somewhere with 3 beds a garden and descent schools that still multi cultural (we are a inter-faith family) and that has good bus routes to town as we don't drive.

I'm starting to look at burley but I've never lived in this area so don't know where is studentville and is a bit more family centered.

We are a fairly young couple (under 30 just!) with a 9 month old dd.

Any help and advice massively appreciated!

Horsforth is a good area & houses are a bit less expensive than chapel A

Pudsey has a train station - New Pudsey. The jpurney into Leeds city centre is only a few minutes

Horsforth isn't multi racial enough which is a shame as most of my family live over that side, Pudsey train station seems really inaccessible and again I'm quite worried about dd going to a school and possibly being 1 of only 2/3 mixed raced children in her class, I never thought it would be this difficult finding an area outside chapel Allerton.

What about headingley? Lots of buses down otley road. Burley definitely isn't CA...

Or Bramley? Train station there too. Not sure how diverse it is, though.

Hi Dolly, you could look at the area around Ireland Wood primary school - hard to know exactly what this area is called, bits of it are in Adel, bits in Cookridge, bits are in Holt Park. It's very multi-faith/multi-racial and the local primaries are excellent (from a results perspective, better than CA which is one of the reasons we didn't look to move there).

Bus-wise into town there is a very regular service but as with any service that has to go through Headingley it is depressingly slow. Horsforth station is not too far away, however (Horsforth station isn't really in Horsforth but Cookridge) and we live in hope that one day the trolley bus or some other transport link will finally get created!

Some parts of Kirkstall are pleasant, particularly as you head towards the abbey, on the way to towards Horsforth. Good bus route to city too

I live in Burley and it's fine, there's some really nice streets and houses, and it's very reasonably priced - you'll be able to get what you want for £130k ish, no problem.
It doesn't have a great community feeling, too many rentals, but the commuting with the new bus corridor is pretty speedy! Plus it's convenient for shops, Vue complex etc. I'd say keep away from the student zone (cardigan road), and look at the fairly large triangle between Kirkstall Hill, the railway line and Kirkstall Road - the further toward Kirkstall Hill you get the more suburban it gets. We've been here 8 years and we like it. To be honest, we'd prefer Horsforth, because it's a bit more cosmopolitan, but the prices are very inflated. When we move (three beds won't be enough for long!) in a year or two, we'll probably look I much further out in Baildon/Saltaire.
Cookridge is maybe worth a look too? Not too far out and prices only a little higher than Burley.

Unfortunately, nice areas in north Leeds don't tend to be that affordable...

I second Meanwood - decent schools (Meanwood CofE and Carr Manor particularly), very easy to get into town, a few bars but close to Headingley and CA for more interesting shops etc. Kirkstall has decent areas and schools, the further out the less studenty it is. Burley feels very much studentville to me and I'm not sure what the schools are like.

What's your budget?

My budget is 150k which to us is a huge amount of money and it's really sad to think it can only buy us an small ex-council house in North leeds. I would love to live in Meanwood but the waitrose has pushed prices up so it's pretty much out as well!

Anyone have experience of beeston cross flatts area?

We looked there, but Adel is expensive, and the Beeston zone is actually very small, so no houses for sale when we looked. 3 beds for 150k is very achievable in Cookridge though I reckon.

If you go to south Leeds then I think Woodlesford is nice, but not sure how diverse it is. You get more for your money (e.g. this or this).

There's loads Bramley/Armley area. Just depends if you like the area.

Dh really isn't keen on miles hill we found 1 we liked but next door was an empty LA and we were worried what neighbours we'd get.

Is cross flatts ok? We saw the house on sugar well and it's just too small and there's nothing in that part of Meanwood as we don't drive it just don't make sense.

I don't really know Beeston that well to be honest. My gut impression is that it isn't great.

One side of cross flats park is nice, the other side (Tempest Rd) I don't like and moved very quickly.

Although that being said there is at least one Mner who disagreed with me about that recently Grin so I really think you have to look at each and every property you come across individually iyswim.

A street or two can make all the difference in all the area's you have mentioned.

I live on an estate I have seen called a shithole on here Hmm and I love it

Ooo that's interesting house I'm looking at is on the other side.

Can I ask what's it like in general in terms of walking around and stuff there is there a library & any baby groups (I would want to go to? ) is there a lidl/aldi near by or is the sainsbury in white roses the nearest supermarket?
