help ! - damp in bedrooms. Has render failed??

Hi bought my house about 2 years ago which had complete high spec refurb in 2007( so paid top whack for ut). Just pulled out wardrobes in 2 of the rooms to clean and found patches of damp. It's a rendered and painted white victorian semi- the damp is on the outside walls. I saw lots of damp in houses when viewing (and rented one which had just had a paint job but was damp and ruined lots of precious kids memory type possesions) and bought this one as it seemed safe.

Is this typical in Brighton? never had probs in London. Has anyonelse had this problem? Do you need to have the whole side of house re-rendered? Is it horribly expensive? and lastly does any one know a builder who deals with this.

The wall looks ok no- big cracks or bad patching- got out my binoculars and noticed some mortar missing under two front roof tiles.

Check your guttering, it maybe that it needs cleaning out or it may need fixing. Or it could be you need to have the flashings redone. Hopefully it will be something small and not too costly.

Thanks - it is a side gable wall and has no guttering. I cleared the guttering which gets full of moss that seems to grow on the roof tiles. I hope it's something small too
