HOUSE PRICE DROPS

Hello,

Currently living in Bedford with dh, next year we're looking to move closer to London to make the commute more bearable and for the good state schools in Harpenden/St Albans, we have a 2YO and no2 due in April.
The question I have is how badly if at all will Harpenden/St Albans house prices be affected if all these surveys by economists prove to be correct telling us house prices are going to fall next year. Personally I don't think it will have any effect whatsoever just want to know local opinion. I don't really want to be waiting around to long for something that may or may not happen.

Hello, we're based in St Albans, moved here just over two years ago. I'm certainly not an ecomonic expert, but I found when we were buying that the prices locally did drop, but not nearly as much as elsewhere. We bought our house for about 15% less than the original asking price, but I'd had to drop the price of my flat and DH had had to drop the price of his house (in East London and Kent respectively) by a lot more proportionately. So if house prices do fall generally, I would guess that they would reduce a bit here but not as much as elsewhere.

We also have a 2 year old and no 2 due on 1st May!

Houses in my road went up 15% between Dec 2009 and Oct 2010. It's crazy. I don't think that St Albans will be affected disproportionately because it has good schools and good links into London.
