I don't have children so can't help with schools...
But condos are incredibly easy to find.
It depends on your budget and what you are looking for in regards to location, bedrooms and proximity to the BTS.
I recommend a condo vs a townhouse personally. You don't have to deal with maintenance, snakes and also condos come with guards and 24/7 security.
I personally chose to live off Sukhumvit (the big main road) as it is more quiet.
My building offers a free TukTuk to the BTS or alternatively Grab and Bolt are pretty cheap.

Put in your filters and then see if there's any condos you like. Then message the agent listed.
Most places want you to move in within about 3 weeks of talking to them (at most) this isn't something you can do too far in advance.
It is VERY easy here. No credit checks etc.
You just need first month's rent and two months deposit.
A lot of people say you can find amazing Condos for 60,000 baht and less.
It all depends on what you are wanting, but honestly I don't think it's realistic in nice areas of Bangkok.
Old style condos are easy to spot, they have a larger square footage and they also tend to have a lot of wood.

They are solid, well constructed, big and typically the staff and amenities are good as it is a well oiled machine.
The new apartments are smaller and not as homey.
Your building will give you your electric and water bill each month.
I recommend asking potential rentals what rate they are charging per unit of electric.
I would also insist that all the aircons are serviced before you move in. Electic can be a fortune if you are running them all day, especially if they arent new.
Most condos have great pools and some have dedicated kids areas, libraries, tennis courts, squash courts and all sorts!
