Viewing gîtes businesses

We are having a second look for gîtes businesses in France soon. Does anyone have any advice of things to look out for or ask? Thank you. We are excited and nervous at the same time.

I don't know anything about it but you need to be good at marketing. There are a lot for sale and some properties look lovely, but it's a lot of work. I think you need to go beyond the weekly rental flip. In Cornwall, I am seeing charges of about £500 for changeover charges.

It makes a two week stay look more reasonable, but in a holiday cottage I'd expect a mid stay clean and linen change, and if that costs £500 per house (for 6 or 8 people) then I would be wary of the promised riches to be earned. And based on our experiences in Brittany, Please be truthful about how long it takes to get anywhere. We took a cottage for a week, which purported to be two minutes from the bakery and 20 minutes from the beach. In reality it was 10 minutes to the bakery and nearly an hour to the beach. Never going back there, but it was charming.

It's not unknown for sellers to inflate their profits to get a better sale price as that's the basis for them. It happened to a couple I know who got stung badly when they bought a small hotel that did ouvrier lunches.
A pity a lot of the French forums like total France no longer exist as they used to have loads of pointers. One thing I've seen is that often a second source of income is required.
Have a look on sites like Leggetts and Greenacres, you might see something that seems like a reasonable business proposition.
