then are none of them really yours?

Our neighbours wall has come down. I'm assuming its his as we have none on our deeds. People have said you are normally responsible for the boundary on your right. Is this true??

No it's not true, normally it is on the deeds but have recently checked ours (it was an infill development) and it is not marked up apart from the plot. Anecdotally we were told in the vendor enquiries we are responsible for all the back and neither front.

Incidentally I had to do this recently and the highways agency turned out to own a wall we would have assumed was ours and they paid to replace it!

LIZS in you case I believe you can apply for possessory title to them (costs about £1000) and you are fairly likely to get it, and then it will be added to the deeds.

and if the neighbour claims their not on their deeds???

I looked at tht webite and it talks about supports on the sides of the wall, showing who owns it. There are none along eitherside as far as i can see

So there is nothing on the deeds and no indication as to who put the wall up in the first place. I take it your neighbour has said that he/she doesn't own the wall? You could try getting the plans of your property and your neighbour's property from the Land Registry and see if either of them show who owns the wall.

Wall has partially come down, in a part of the garden we can't see from our house, and behind big wide borders. Neighbour has said nothing so far about whether its theirs of not...but done nothing to get the wall fixed. I think they are avoiding us. Mentioned to the woman who said she'll speak to her husband but nothing since.

Not sure how to approach them....can I just ask them if they are going to get 'their' wall fixed? I'm worried in case the rest of it comes down...
