Stamp duty threshold query

We want to buy a house that's at the stamp duty threshold, so obviously paying just over that for it would mean paying full stamp duty cost of subsequent threshold whilst only being just over current one. Seller is charging extra for some fixtures & fittings etc. Is it possible to negotiate the house price to below the stamp duty threshold and then agree to pay the odd amount separately? Is it even legal or would it be a tax dodge? I have absolutely no idea and can't wait for the solicitor!

You did used to be able to do that a few years back but i don't know if the loophole has been closed now IYSWIM - sorry, not much actual help

You can up the price for fixtures and fittings in order to keep the house price below the stamp duty threshold. However, HMRC (the tax people) check a proportion of house purchases that come in just below the threshold and will challenge any that look suspicious. You need to be able to prove that the amount you agree for fixtures and fittings is realistic and that the fixtures and fittings actually exist just in case HMRC come after you. They won't be too impressed if they find you've paid £5,000 for a waste paper basket!
