Leasehold question

Hi, does anyone know the rights to buy the freehold of a leasehold property? Would a new buyer have any different rights to the present owner.

Dp's exdw is finding it an obstacle to selling her house. Any tips appreciated. TIA

Maybe I've read this wrong but it should just be down to if the freeholder wants to sell the freehold.
Is this an occupational lease or long leasehold?

I think the owner of the leasehold should get first refusal, and the cost is owrked out on a formula; they cant just demand whatever they like. But is it going to be a shared freehold ie in flats? The more people are involved, the more complicated it becomes . I never want to get involved in freehold purchase again.

If the property does not contain flats, the leaseholder has the right to buy 2 years after their ownership is registered at the Land Registry.

If the property contains flats the situation is more complex. This site has good information.

Just to pick up on other responses, the right of first refusal only applies where the building contains flats. Even there, some sales are exempt.

We had to buy the leasehold of our house to get a re-mortgage. Banks seem to be getting quite fussy about it.

Like someone mentioned earlier you need to have lived there two years so the new owner wouldn't be able to apply until this time.

Once we applied it cost us £50 to get a figure from the lease company but if we went ahead with it then the £50 would be deducted from the final figure.

It took about 4-6 weeks for it to be finalised.
