Am I being scammed - Solicitor

cheekybunny · Yesterday 20:26

Husband and I are buying our first home. We’ve just been quotes £3500 for solicitor fees. We live in Scotland. Are purchasing through LIFT but I’m absolutely blown away by the cost of this as we were told to expect around the £2000 mark. I just feel like we are being scammed 😭

We paid 2175 Inc vat for a completion in May in Scotland plus stamp duty of course. Don't think I know what lift is.

UnPetitDunPetit · Yesterday 21:21

Just because the amount is higher than you thought that doesn't mean the quote is a scam Confused

Who told you to expect around £2000? Is the £3500 with or without VAT? What is included in the quote? Is it an estimate or fixed fee?

seems to be ALOT higher than others have paid - so yes potentially is a scam as they could be using our vulnerability as first time buyers to their advantage.

Perthshire if that helps.

Well get a couple more quotes from other firms then. They might just be a more expensive firm - doesn't mean it's a scam.

Exactly this. Not sure how it’s a scam.

Scam? Is it a proper law firm? You don’t seem to understand the difference between a scam and a charge that’s higher than you want to pay

Just because someone’s quoting higher than you want, doesn’t make it a scam

Dunno why you’re chiming in? How much did you pay for your solicitor fees?

OP posts:
MrsMabelThorpe · Yesterday 21:41

It's not a scam to tell you upfront how much they will charge!

Well you're the one asking the question and assuming a quote must be a scam because you were told (and I note you're not telling us who or when, etc) that it would be lower.

No, you said "yes, potentially a scam".

You don't sound very bright or very nice.

Why would I tell you what firm has quoted us this and at what point did I say we never looked into other quotes? Move on

But your thread title says "Am I Being Scammed" and everyone is just answering.

Buying with a government scheme is likely to increase the cost as there is more paperwork involved. To know what the going rate is for that particular property, with that particular method of purchase you will have to get several quotes. Bare in mind the cheapest is not necessarily the best!

Its a dolls house actually

It does sound on the high side. What did it include? Is there a leasehold? Did you get a deed of trust (eg if you’re buying with a partner and you paid the deposit)? It depends on your particular sale but that is steep.
