Information about prospective viewers of my house from estate agent (+)

Hello
My house is on the market. My query is : What am I entitled to know about any prospective buyers/viewers.
My family is fractured. I want to maintain my privacy. I have reluctantly agreed to house being on Rightmove. I do not think I am under a threat of violence but I want to maintain a very low profile. For example, I have taken down any identifying pictures and ornaments. Trying to anonymise house as much as possible. Estate agent will tell any clients that I am moving within same postcode because of family breakup.
At what point in process can estate agent confirm identity and funds (mortgage approval/cash on hand). I am aware that there could be GDPR issues but I am allowing people into my house using accompanied viewings.

Legally, I don’t know the answer.

But when I sold, they always told me the names of the viewers. Same with a friend of mine.

Whenever I have sold, the agent has given the names of viewers, often their situation: house under offer/mortgage offer in place/cash buyers. Much more comprehensive info at offer stage. I am pretty sure our names have been given and why we are selling. It's all pretty normal.

The bad news OP is that anybody who wants to find out the owner of a house can just look it up at the Land Registry. So I’m not sure there’s much point in trying to be too secretive.

Estate agents ask your name usually want your email address when you are going to a viewing but more so they can get you on their books as potential buyers for any property. They don't ask for id so even if you have the estate agent a list of people you don't want viewing your home then it might not prevent someone unwanted viewing it.

Are you concerned about a particular person gaining entry to your home? You could ask the estate agent to accompany the viewers at all times. Or are you not wanting to sell the house to a particular person?

As soon as an offer is made the estate agent will ask for identity documents. I think the conveyancers deal with the proof of funds bit but I'm not 100% sure.

I think you have to register with the EA to get viewings, and within that is a load of questions about your suitability, your typical mortgage amount and desposit etc so I think they know a lot about potential buyers

I'm a bit unsure what you're asking about. Are you worried about people finding out it's your house and arranging to view it? Or are you wanting to know in advance who the prospective viewers are?

You should be told the names and basic details the viewing (eg Mr and Mrs Wilkinson who currently live in Wimbledon, first time buyers with a mortgage/house on the market/house under offer). But people could lie about their name at that stage, if they just want a nosy. It’s only at offer stage that proof of funds and ID is required

Perhaps not, but as a buyer I wanted tonknownif therenwas a complete chain above the seller, and that's perfectly reasonable.

What exactly is it that’s worrying you? That family will see your house on Rightmove? Most people take down anything overly personalised, family photos etc for EA photos anyway — you want people to be able to imagine themselves living there.

Is it more that you’re afraid hostile family members will book a viewing as a way of invading your space? You can tell your EA that no non-proceedable viewers are allowed to view — that they need proof of a house on the market, mortgage approval in principal, or to be cash buyers.

A Estate agent will be accompanying all viewungs. I will be out. I have instructed that viewers are not to take any more photographs. There are enough on Rightmove. I have some trust in estate agent.
B I am concerned some members of my family may try a sneaky viewing. During a very unpleasant legal dispute some members of my family were calling to neighbours asking for information. They were given very short and sharp answers by neighbours. Some members of my family have no right to know anything about me.
C Estate agent understands that I will not accept non-proceedable viewers.
D My house is not part of a chain.
I know I sound a bit weird but very sadly I have resons to be wary. I don't think they'd ever do anything stupid but it but following a very difficult few years I prefer to maintain as low a profile as possible. C'est la vie!

We sold our parents’ house and the EA told us in advance the names of prospective viewers. A couple who had badly ripped off my Dad, several £k of unpaid bills, wanted to view and we told the EA no. We didn’t go into reasons (v small town) and they handled it.

B One viewer on Wednesday. (Positive feedback. (Thinking about it because at top of their budget.)
C Had names and sales position of viewers.
D One potential viewer said he/she would look but any offer would be substantially below asking price. I have not decided if I will permit a viewing.
I am going to be patient..........
