Do we have recourse to the surveyor for leaking roof?

We bought a newly refurbished house a year ago, and our property survey stated the roof was in good condition. The other day we got a leak and two different (reputable) roofers have no told us the roof is in bad condition with a lot of cracks and needs replacing.

Do we have recourse to the survey provider? Should they have picked up on this given it must have been showing some signs of a problem only a few months ago?

(Previous owner has stated the roofer who installed it is not responding to messages and may have gone out of business, and was no longer under warranty anyway)

Yes.
If you can get that in writing from the roofers, and the survey states the roof is in good repair (which is different to stating it couldn’t be inspected due to access - if applicable). Then you should go back to the surveyor.

The condition of the roof is a material aspect of the property and may have impacted the price you paid, or indeed whether you proceeded.
