Unique Pub Properties - Can't contact covenant holder - mortgage about to fall through

Argh. Solicitors have been trying to get a response for 5 months. They only have a correspondence address and just won't respond to the letters. Trying to remortgage and need their consent to transfer the deeds. The covenant is to not turn the house (which used to be a pub) into a pub, hotel or licensed premises. It would be impossible to do this anyway as it's been turned into 2 properties. Unique Pub properties is still providing statements to companies house so are still trading.

Solicitors say it leaves them with no options. They can't proceed. Only option is to remain with existing mortgage provider but their rate is near 0.4% more than the deal which runs out on 30th September.

Land Registry say that I can apply to get the covenant removed but that will take up to a year.

Anyone got any ideas what to do? Or can anyone locate an actual person I can speak to. I've tried what looks to be their parent company Stone gate, but had no luck.

I could cry!

someone wrote on here recently about being able to apply to a body who can remove c ovenants if the owner cannot be found. It wasn't LR. Edit iot was these folk. You could at least contact them and find out how long the process would take https://www.gov.uk/government/collections/lands-chamber-upper-tribunal-forms.
I am also not sure if the new mortgage people would be more accepting if you took out insurance against the covenant being enforced....

Can't you create you own covenant - that as part of the purchase you promise not to turn the property into a pub, hotel or licensed premises??
