Remortgaging no fensa certificate no building regs

Hi all

Am due to remortgage and Solicitor is asking for Fensa Certificate or local authority building regs. Unfortunately we do not have either and believe the company who fitted the windows around 3-4 years ago are no longer operating. I have read previous threads about the possibility of buying indemnity insurance for double glazing/fensa but can't seem to find anything online. I am wondering if anyone has purchased any indemnity insurance for windows/fensa and which companies you used please?

I don't have an answer, but bumping and wanted to ask, is the remortgage a better deal than a new product with your current lender? You won't need any further checks or documents if you stay with your current lender.

If the company was FENSA registered you can find the installation online, I'm sure you can still get a certificate from FENSA even if the company is no longer trading.

Not heard of having to provide this for just a remortgage you sure this is a condition of the mortgage or your solicitor being difficult. Indemnity certificate would seem best option if they are insisting.

Thank you so much for responding. Yes remortgage is much better deal than current lender. The question about FENSA appears on Solicitors preliminary questions. We didn’t get FENSA certificate so website doesn’t have anything to offer I did check and we have no building regs as rather naively didn’t even know this was a requisite for replacing windows. Does anyone have a name of an insurer who I can contact about FENSA indemnity insurance? I just don’t want Solicitors to say no FENSA no building regs no remortgage.

Check with your solicitor if they have any recommendations I’m sure they have had this scenario before. When I bought my house they found a cheap indemnity policy to cover lack of planning for solar panels.

You only need Building Regs if the work was done by a non-FENSA installer. Essentially, FENSA certification is evidence that the work is up to standard. If you did it yourself, for example, you'd need a building regs certificate.

I think you can get insurance cover very cheaply. I would ask if this would suffice.
Builders do not always use FENSA installers.
srrange they want it for a remortgage though ask why it’s needed. But insurance for approx £20 should be fine.

It's normal - if you don't have the certificates just simply say so and that you will pay for an indemnity policy, it's very low cost for a building regs only policy, will be less than £100 unless property is well over £1 million value. Don't fret about it just offer the policy, solicitor will sort the policy itself.
