Problem between exchange and completion.

We exchanged contracts on our house sale/purchase last week, and are completing this coming Thursday.
Today our built in oven broke. From a quick google I think maybe the heating element needs replacing.
What’s the position here? I don’t know that we will be able to have this replaced by Thursday - we need someone to come and have a look, and then presumably get a heating element and come back to fit it? It doesn’t seem like this is hugely expensive, but will it cause any problems to not be fixed by Thursday? What do we do with it?

As of exchange it was working just fine and was used regularly without issue.

For the right price you can deffo get an electrician to come tomorrow, order the part and come back on Tuesday to fit. Worst case scenario is to buy a new oven with immediate delivery £££ and get it fitted.

and fit it yourself. It’s usually not difficult. YouTube is your friend.

You get someone to look at it tomorrow and hopefully fix it same day, if that’s not possible you arrange for the soonest appointment. Tell the buyers what is wrong and what is booked (then they can change it if it doesn’t suit) and ask the company to invoice you for payment.

They need to know it isn’t working if it’s not fixed in time and what you are doing to sort it. You aren’t legally obliged to do it but it is a shitty thing to leave it, morally you should.

@BeepBoopBopthanks - but I’m only guessing that the heating element is the issue, I don’t actually know. So that feels a bit risky in terms of wasted time and money. And me potentially breaking it more.

@FancyCatSlaveyes, I’m not going to just leave it and say nothing. My question was more about is there some legal issue with it not being fixed at the point of completion.

something similar just happened to a friend. The vendors let her know and arranged to have the manufacturer come round and fix it (including paying) the day after she moved in.

This is probably what is going to happen. We had someone out today but they’ve had to order a part. It’s a double oven so he disconnected the broken part so that the main fan oven can now be used, so they won’t be without. But the part probably isn’t going to come in time for them to fix on Wednesday, and Thursday isn’t really doable as that’s when we’re actually moving. So we’ll arrange a time with the buyers, and will pay for the replacement.
