NHBC warranty for a barn conversion?

Hello.

I bought a barn conversion earlier this year, the conversion was carried out 7 years ago. There are 2 almost identical conversions which were - strangely - carried out by 2 different builders. Essentially, the developer sold the plot and barn after securing planning permission to 2 builders.

My neighbours have just advised me they have a claim going through under their NHBC warranty and have advised me to get my property checked too whilst the warranty is still valid.

My conveyancing solicitor has said there is no warranty, and it is extremely rare for one to be given for a conversion and that they are primarily for new builds only. He has effectively closed the communication down.

Can someone advise if he is right please or advise on what my next steps should be?

NHBC warranties do cover newly converted homes, but only if the builder is NHBC registered. If you go to https://www.nhbc.co.uk/homeowners/guidance/frequently-asked-questions and look at the "Do I have an NHBC warranty on my home" question, you can get instructions as to how to find out if your home is covered.

There are many different types of warranty, not just nhbc. If planking permission was needed for the conversion, then there is likely to be a warranty somewhere.

Maybe an architects certificate was used.

has your neighbour definitely got an warranty with nhbc?

I understand that planning permission was needed, yes.

Yes, it's definitely an NHBC warranty they have as they have had representatives / consultants from NHBC out to do inspections and they have responded to concerns.

We have a NHBC warranty on a listed property that was restored from scratch, so the outside is very old but internally we have good insulation and modern plumbing/heating. It is definitely done. If different builders have done the buildings then another route via the council checking or architect guarantee may have been used.
