Issues with a seller

Has anyone dealt with house seller who is clearly stalling? My paryner and I put an offer on the house which was meant to be completed 4 months ago. We had to move out from our rental before the completion (owner decided to sell the property) and due to timescales we had to rent short term - AirBnB and such. So the costs mounted and the seller is taking her time - couple of weeks at the time to respond to anything. The house is empty and our mortgage offer had to be extended and yet she is in no hurry. We have already signed the contract but she hasn't so apparently we can't take any legal action against her of force her to speed up. Any advice?

You can either sit tight or call her bluff and say if it isn’t completed by such a date you are pulling out. You’ll know then where you’re at. Other than that there is nothing that you can do.

Well you set the deadline then stick to it. Start looking at other properties. Through the same agent if possible so they get anxious about their commission! You signing the contract doesn’t legally mean anything until you exchange, and the way it is in this country you can’t take legal action until after you exchange. The only power you have is pulling out.

Its not a probate property is it? That can take a while. See if your agent can find out what the problem is.

I think giving a deadline rather than pushing for a date might gee things up. But obviously you run the risk of them calling your bluff but they aren’t selling if they aren’t selling it to you are they? I hope that makes sense.
