What stage am I at in purchasing this flat?!

My (conveyancing) solicitor has written to me to say that once they have received some further replies from the seller's solicitor they will 'be able to finalise my reports and send these to you with the documentation for signature.'

Will there be anything significant to do after this, or can I expect 'exchange of contracts' to occur within a week or so after this?
The flat is currently vacant, and the funds to purchase are available immediately - and so agreeing a completion date should be very easy.

But I don't want to get my hopes up of rapid progress if there will still be other time-consuming processes to go through after this!

Assuming the reports don’t disclose any issues, then you just read them, confirm you’re happy, sign the documents and return them to your lawyer. Exchange of contracts should then be soon after that, a week is realistic.

However if the reports raise any issue there’s no way to know how long it would take to resolve that.

That’s pretty much it apart from sending your deposit to your solicitor.

Yes, we've had a survey.
No, there is no mortgage involved / needed.
And no, we've seen no draft contract or search results.

But I believe our solicitor knows that we want things to progress quickly and smoothly, and so will - I hope - have alerted us already to anything of concern.

I'm just relieved to hear that, from what PuffinLord (above) has replied, there's seems few further formal procedures to expect after this.

This would be my question too. Aside from the fact the property is empty if there is a chain then your purchase will only be as quick as the slowest conveyance in that chain.
