Land registry - 2 owners on title

Piece of land in front garden.
Previous seller on a title. Seller also on the title. will this take long for land registry to process please

Do you mean that the up to date official copy shows it as Sam Brown and Sam Jones? Unless that's a Land Registry make which no one has picked up (and it would be a very unusual mistake), then unless one of them has signed a transfer to transfer to the other, it won't be sorted out? Do you know if someone has already applied to the Land Registry to register a new transfer?

Ignore type of "mistake" in last post. I am intrigued as to what has gone on - I look at Land Registry titles a lot!!

Having literally just been through similar- your solicitors are being rubbish here and looking g for a quick completion rather than protecting your nest interests I can't believe their advice to you!!!

Land registry are quick at dealing with EXPEDITED applications where a sale is contingent on the outcome and sellers solicitors would get their response within 10 working days.

Please don't proceed without it being resolved BEFORE exchange... and maybe remind your solicitors they work for you not vice versa 😭😭

We refused to proceed until it was resolved but land registry were responsive however other parties solicitors were lazy about sorting it, thankfully our solicitor was all over it ans protected our interests well and pushed them to get it done. Which is why I'm really shocked that your own solicitors aren't doing same for you!!

My soilicitor and the current owners solicitors are chasing and my solicitor said we shouldn't proceed until it's sorted. It's the previous owner's solicitors that's not moving. Mainly because it's their mistake. Our buyer wants to pull out but I really don't mind. I won't exchange contracts until the land matters are sorted

@Landmatters ah right I see what you mean.. well the sellers solicitors will have same issue even with another buyer as noone in their right mind would buy a house without guaranteed access so they may come round and decide to get it done :)

@BruceAndNosh was told previous owners solicitors will be contacting the previous owners for a signature. That was 1 month ago - heard nothing since then

Hi OP, not that but I do look at lot of Land Reg titles.

It really depends on what's gone on as it wasn't quite clear (see my earlier comments). If it were "just" a case of a previous application needing to be processed then as some PPs have said, there is an expedited service which helps. BUT, if the issue is more complicated, then you need to resolve whatever has gone wrong. You've mentioned someone needing to sign something. That sounds as though someone needs to transfer some land and if they aren't part of the deal, they may well be slow. If there is any element of dispute/confusion about what's gone on, that could take longer.

I'm happy for you to pm me if helpful. Your solicitor should at the very least be explaining the issue in a way that makes sense to you!

Update

Land has now been transferred to the current owners. We are proceeding with the purchase

Does anyone know how long it takes for land registry to update this?
